John Fredericks has served as the Director of Acquisitions for SG Property Services (SGPS) since early 2019. John’s primary focus is on the implementation of SGPS’ acquisition strategy, acquiring in excess of one million square feet of medical office. In addition, John leads the arranging of debt and equity for any new acquisition or refinance.
John’s private equity real estate experience includes leading the acquisitions effort for an Atlanta based private equity group backed by foreign capital, whose investments comprised numerous asset classes throughout the major Sunbelt MSA’s.
Previously, John spent half of a decade with Rialto Capital, where he managed Rialto’s Southeast and Mid-Atlantic commercial asset portfolio, totaling over 400 commercial properties. In addition to asset management, John was also involved in underwriting for both the non-performing loan acquisition and CMBS teams.
Prior to Rialto, John worked at RCG Ventures, a leading value-add retail private real estate company where he supported the acquisitions, fund management, and investor relations teams. John also spent three years with Trimont Real Estate Advisors, where he worked with Lehman Brothers, asset managing their senior and mezzanine loan positions. These loans were focused on Lehman’s office, hotel, and condo-sellout portfolios.
John is a native of Nashville, Tennessee where he attended Vanderbilt University and earned a Bachelor of Arts in Economics. He has been in Atlanta since 2008 where he lives with his wife and two boys.
